Technology Is Great, But Don’t Trust It To Manage Your Property

eRentPayment, a privately-held company based in Fort Collins, offers landlords the ability to collect rent payments online as well as perform background checks on tenants. They have also had quite the eventful month of October.

A post on eRentPayment’s Facebook page on October 3rd informed their customers that they would be switching to another processing bank, but this would not cause any major issues. What came next is supportive evidence for why property management should be left to experienced human beings.

After this seemingly comforting post, reports were being made and emphasized by frustrated customers of rent payments that should’ve made it from points A to B. Instead, these points made it from A to the Bermuda Triangle.

Sherrie Mills, a realtor who owns property in Denver stated, “In my husband’s and my case, it’s about $4,000 that we’re missing.”

President Rick Sands explained that the only transactions affected were between Oct 3 and Oct 12. He also apologized in another Facebook post saying, “Convenience and excellent customer service have been at the core of eRentPayment since I founded it 13 years ago. But recently we have let you down in both areas.”

The reason for these missing payments he later wrote on, was the fact that a company called eCheckIt, which handled payment processing for eRentPayment, recently filed for bankruptcy protection.

“We have been told this occurred because eCheckIt’s processor Check Commerce placed a hold on its funds as a result of deficits incurred by other clients of eCheckit, not eRentPayment.com,” Sands wrote. “This created a cascade effect that caused some eRentPayment users’ funds to get held in a pending status with Check Commerce.”

In the end, the Fort Collins office of the Better Business Bureau received 41 complaints involving eRentPayment. The BBB has also clearly depicted on their website that this business is no longer accredited.

eRentPayment since then has partaken in absenteeism with lack of communication.

The main point to take away from this example is to find an honest, trustworthy, and reliable property management firm.

Technology may allow ease of access for landlords and tenants to operate their business through, but it lacks in major attributes such as certainty and cohesive relationships.

Big firms or brokerages may also seem like a good option, but as an individual consumer in a database carrying thousands of other customers, how can one be positive in knowing they will receive quality service.
